Likely cause

Coastal humidity and poor crawlspace ventilation have let moisture wick into the porch framing. The floor feels spongy near the door and there is visible rot in the ledger board against the house.

Scope of work

  • Lift the porch flooring in the affected area and set aside reusable boards.
  • Expose the joists and probe every member for soft spots; mark the rotted sections.
  • Cut out rotted joist sections and sister in pressure-treated replacements, hung on galvanised joist hangers.
  • Replace the failed ledger board and re-flash it against the house.

What does it cost me as a homeowner?

Nothing. Posting a project, getting the scope written, and hearing from local pros are all free. Contractors pay for access to the platform.

Is the AI scope binding?

No. It is a starting point you own and can edit before anything goes out. It gives you and the pros a shared description of the work so everyone is talking about the same job.

How accurate is the estimate range?

It is a range based on typical costs for that kind of work, not a price. Use it to know roughly what you are looking at. The real number comes from a pro who has seen the property.

What if something goes wrong on site?

Gapoda connects you with pros and does not handle payment or hold funds. Your agreement is directly with the contractor you choose, so confirm terms, licensing, and insurance with them before work begins.

Do you share my address or phone number?

No. Pros only see that a project is in their service area, based on your zip code and how far they travel. Nothing else is shared unless you decide to connect with someone.

Can I use my own contractor?
